According to the 2013 Land Law, foreigners are not allowed to own land use rights in Vietnam. Land is owned by the entire people and managed by the State [Source: thuvienphapluat.vn].
However, according to the 2014 Housing Law, foreigners are allowed to buy and own houses (apartments or private houses in commercial projects), with a maximum term of 50 years, which can be extended.
Ownership is limited in terms of ratio and area: maximum 30% of apartments in an apartment building, no more than 10% of houses in the project; not allowed to buy houses in security – defense areas
